It takes something to stand out from the crowd in Rock, the well-heeled village on North Cornwall's rugged north coast. But 17 Slipway has that 'something' in spades, a luxurious, wonderfully appointed, mid-terrace holiday cottage spread over three floors and with glorious views over the Camel estuary. It's a stylish base for friends and family, with a terrific beach and dunes nearby, plenty of local walking routes and watersports, and a great range of cafes, bars and restaurants within walking distance. Padstow and its renowned restaurants are just a short ferry ride away, and there's on-site parking with space for two cars.

The whole of the first-floor living area is open-plan, with a contemporary wood burner, an excellent, high-spec kitchen and dining area, and a glass-fronted balcony for amazing estuary views. There's everything from Netflix on the smart TV and a separate drinks fridge to Sonos sound bar and Nespresso machine, so it's a fine space for hanging out and enjoying meals together. Three bedrooms occupy the other two floors, starting with an en-suite king on the second floor, and on the ground floor a king with en-suite shower room and a twin-bedded room, along with a family bathroom. There's also a utility and wet room with a shower, which is handy if you've come straight from the beach.

There are going to be long discussions about who gets the master en-suite bedroom, which occupies the whole of the second floor and overlooks the estuary through large Velux windows. It's a calm, grown-up space, with plenty of room, and a smart bathroom – grab it if you can. However, decor throughout the whole house is in contemporary seaside colours – lots of white, splashes of stone, yellow and blue – and there really are majestic views from almost every corner, so everyone can enjoy the privileged location.

A raised patio and gas barbecue complete the picture outside, though you're likely to be off and out come the evening, to mingle with the celebs in the nearby bars and restaurants. As self-catering cottages go, 17 Slipway really does have it all if you're looking for a shot of glamour in one of the most sought-after places in Cornwall.

17 Slipway has 3 bedrooms and 3 bathrooms for up to 6 people.

Ground Floor:

- King bedroom with shower ensuite (can be made into two 2'6 single beds if requested in advance).

- Twin bedroom (can be made into superking bed if requested in advance) with smart TV (Netflix provided).

- Family bathroom.

- Fully equipped utility room with washing machine, tumble dryer, large butler's sink and walk-in shower.

First Floor:

- Open plan kitchen, dining and living area.  The well-equipped kitchen has a large induction hob, fan oven, combination oven with microwave function, dishwasher, toaster, kettle, fridge-freezer, wine fridge and Nespresso machine.  The living area has a wood-burning stove, board games, books and a 55" smart TV with Netflix provided and Sonos surround sound speakers for rainy days.  When the sun shines, doors open onto a balcony with views over the Camel Estuary.

Second Floor:

- Master bedroom with king-sized bed and shower ensuite, Views of the Camel Estuary and 32" smart TV (Netflix provided).

Exterior:

The front of the house is on two levels.

- The courtyard has an outdoor shower area and bars on which to hang wetsuits etc.  There is a cupboard under the stairs which can be used to store wet things on return from the beach.

- Going up the steps and near the front door is a patio area with an outdoor dining area and a gas barbecue.

Good to know:

- The house has wifi with fast broadband throughout.

- The ground floor and first floor have underfloor heating and the master bedroom has a radiator.

- All bathrooms and the utility room have heated towel rails; each bathroom also has hand soap.

- Each bedroom has a hairdryer.

- Linen and bath towels are provided; we ask you to bring your own beach towels.

- A welcome starter hamper with local treats and goodies is provided on arrival.  In addition to the welcome hamper, we provide: laundry tablets, kitchen roll, cling film, foil, baking paper, some bin liners, tea towels, washing up liquid, dishwasher tablets, dishcloth, sponge and washing up brush, rubber gloves, herbs and spices, salt and pepper in mills, Nespresso pods; wood and kindling for the wood-burning stove.

- No. 17 has an EV charger.  No extra charge is made for this; it is set to run overnight.

- Guests staying at no. 17 benefit from discounted use of the golf, swimming pool and gym facilities at The Point.

Nearby

Located on the stunning Camel estuary, Rock is a watersports haven with sailing, water-skiing and fishing among the many activities on offer.  Alternatively you can
- catch the day ferry over to Padstow to explore the famous fishing harbour and try some of Rick Stein’s fish and chips;
- walk along the mile of golden sand that wraps around to nearby Daymer Bay. With its clear blue bathing water and rock-pools, pretty St Enodoc church accessed across the championship St Enodoc golf course, Daymer Bay appeals to all ages;
- walk or drive further around the coast where you will find the blue flag beach of Polzeath, one of Britain’s best surf beaches with even more cool cafes, galleries and restaurants.
A short drive up the coast you will find the pretty fishing harbour of Port Isaac - home to Michelin star chef Nathan Outlaw and the filming location for the Doc Martin TV series.

Food & Drink

The Mariners, https://www.paul-ainsworth.co.uk/the-mariners/about/, one of Paul Ainsworth’s hugely popular restaurants and serving delicious food and drink, is just a short stroll away at the bottom of The Slipway.  Book in advance to make sure they have a table for you!    In the summer they also have a pop-up barbecue on the local beach.
Walk a little further and you can be spoilt in the delightful Four Boys Cafe https://www.fourboyscafe.co.uk/, run by the team behind Fees Food https://www.feesfood.co.uk/ - local purveyor of superb ready-meals and all things scrumptious to tickle your taste-buds.  Don't forget to pick up an ice cream in Tuckers Beachside Takeaway as you go past.

Positioned a stone's throw from Rock beach, we renovated no. 17 to take full advantage of its position overlooking the ever-changing waters of the Camel Estuary on the north Cornwall coast. It is a mid-terrace split-level cottage which enjoys far-reaching sea views towards Padstow and is perfectly positioned to enjoy the best of north Cornwall.
We aim to offer a warm and stylish welcome for up to 6 people in 3 bedrooms with 3 bathrooms, making it ideal for families or groups of friends.  From the moment you enter, you are welcomed by cool, contemporary interiors flowing throughout the three floors. The first floor is open-plan, light and attractively furnished with a well-equipped kitchen, a dining area and a living area where you can relax in all weathers. Throw open the balcony doors to dine on the cosy glass-fronted balcony on a warm day or just to breathe in the gentle sea breezes. The bedrooms are comfortably split over two floors.  The luxury master ensuite on the second floor has stunning Camel Estuary Views through its large velux windows. Two further bedrooms are found on the ground floor: a king bedroom with access to its own en-suite walk-in shower room, and a twin bedroom.  Both are situated near a family bathroom and that floor has the added benefit of a walk in shower in the utility room. The raised patio area in the front is a superb space for some alfresco dining and is a real sun trap for those who would like to top up those Cornish sun rays.  The lower courtyard is an ideal place to shower and hang your wetsuits to dry when coming back from the beach and has an all-important charger conveniently placed for charging your electric car.

Thank you for sharing your lovely place. We love Rock. Recommend St Enodoc Golf Club (bring plenty of balls and a sense of humour!), walk to Polzeath, Rojano’s Italian in Padstow, The Pig at Harlyn Bay (and the long coastal walk back after lunch), The Cracking Crab at Polzeath for a snacky lunch. Go to Port Isaac and enjoy the vegan ice cream by the main car park (exemplary hand hygiene by the sales girl). Drive to Porthcothan beach and enjoy a pastie from the beach shop. Go to Tintagel Castle (ignore the town) and take the Land Rover taxi back up the hill. Visit Mother Ivey’s Bay – park in the National Trust car park. Only 10 minutes walk – worth it …or just stay on the balcony and look at the view – lovely! Enjoy your stay as much as we have. Thank you for having us.

Attention to detail is superb

Like many people, we have been coming to Rock for Easter for many years – we have stayed in many houses, but this one has worked so well for us. Great fit-out and attention to detail is superb, location awesome, view mesmerising – I will have to pry my wife out with a very big stick! For anyone who doesn’t know the area, we would recommend Constantine Bay/Port Quinn, church at Porthilly + 3 mile walk over the headland to Polzeath. Hope we will return next year

Our first stay in Slipway – we have always been in the Blue Tomato, now Four Boys but it wasn’t being let this year. What a great house – brilliantly equipped and really comfortable. We will be back! Having stayed in Polzeath for the last 15 years this was our first stay in Rock and we were not disappointed. Slipway 17 is without doubt the finest property we have stayed in over all those years. We had lovely weather and some great beach walks. We would recommend the lobster salad at Fresh from the Sea on the outskirts of Port Isaac. Number 17 is a beautifully presented house. Stylish and up to date, with everything one needs including a very good gas bbq. Lovely kitchen, dining and living area with great views over the estuary and boats. Very comfortable bedrooms with en-suite bathrooms and hot water at all times.
