The Barn is all about heritage charm; indeed, you'll feel like you're stepping back in time – think original stone and brick walls, exposed beams, and traditional flagstone flooring. Yet, the property is firmly in the 21st century, with a fully equipped kitchen, stylish cast iron radiators and a separate games room that's home to a combined pool and ping-pong table, plus Bonzini foosball.
Part of The Old Rectory, a collection of three characterful properties in Fernhurst, West Sussex, the self-contained Barn sleeps up to 10 adults and two children (plus a couple of babies) – ideal for families, but works equally well for a group of friends.
Take in the rather lovely exterior – duck blue doors and foliage trailing down the brickwork – before heading in and checking out the welcoming living room, which leads to the open-plan kitchen/dining area. The fixtures and furniture match the heritage vibe – you'll find a wood burner, floral sofas and a butler sink.
At ground level are a pair of bedrooms – a double and twin (the latter with a cot, if required) – plus a shower room and utility area. Upstairs? Two more guest rooms at either end – a twin that also has two children's beds, and a double with a cot and an en-suite with a bath and shower. The final bedroom is in the landing space, but don't let that put you off: the spacious area feels very much like sleeping quarters, and has oodles of character, with a high sloping roof. This floor also houses the main bathroom, complete with a bath and shower.
Outside, the capacious one-acre garden is a wonder in itself – discover a huge tree with a swing hanging from it and ample seating. Other noteworthy elements include private parking for eight vehicles and bespoke concierge services you can arrange in advance with The Butler Collection, such as breakfast, private chef dining, beauty treatments and wellness sessions.
If you're travelling with a bigger group, why not book all three properties? Combined with The Cottage and The Loft, there's room for 14 adults plus two children.
When it comes to location, Fernhurst is a tranquil village in the South Downs National Park, close to Haslemere (just an eight-minute drive away) and just over half an hour from Chichester and Arundel. There's easy access to plenty of scenic walking and cycling routes, and the Red Lion pub is a stone's throw away. What more could you ask for?
