Situated just on the first bend in the road heading south out of the pretty seaside village of Winterton-on-Sea, Emma and Neil Punchard opened these beautiful barn conversions just under a decade ago, just six months after they moved into the cottage just behind. It's a beautiful place, not just because of the location, looking back across the fields towards West Somerton church and the farmland beyond and out over to the lighthouse and dunes of Winterton, but also because they have put so much effort into making this such a fabulous place to stay, using recycled wood and other material in the conversions, installing low-energy lighting and composting everything that moves. A biomass boiler fed with wood pellets heats the barns, and a rainwater tank provides water to flush the loos and fill the washing machine, so not only can you relax in the lap of luxury, you can feel good about it too.

There are 3 barns to choose from, and each one is different. There's the cosy Hay Barn, which sleeps 2, a beautiful, self-contained living space that's a great mix of the rustic and contemporary, with a Smart TV, wood-burning stove and private garden with barbecue.  The large Threshing Barn next door  sleeps 8 in four large double/twin bedrooms – two upstairs, two downstairs – and also a huge living area, with well-equipped kitchen, seating for 8–10 people around  a large wall-mounted TV and wood burner, and a separate dining area that leads out onto a large patio area with barbecue. Two of the bedrooms have en-suites, plus there's a family bathroom and a wheelchair-accessible wet room downstairs, as well as a handy utility room for muddy boots and coats.

The newest property is the Grain Barn, an 'upside-down' property with a spacious, open-plan living space upstairs and 2 bedrooms on the ground floor, each with their own bathrooms. It's ideal for a family of four or two couples but they can also add an extra bed if you need to accommodate 5 people – there's certainly plenty of space for one!

There's plenty to do nearby, with a footpath leading across the fields behind and the beach and dunes just a short walk away in the other direction, plus you're well placed for the Broads and lots of other places along the north Norfolk coast. The village has a rather good pub, too, the dog-friendly Fisherman's Return, and when the weather is less clement, there are books and games.



All our properties have smart TV, free Wifi and  there is plenty off-road parking, fully equipped kitchens & quality linen and towels.

We have a brilliant games barn (which would make a great venue for a yoga retreat). Children can collect eggs and fresh fruit and veg from the guest allotment. There is a EV charger on site. We are super Eco but don't compromise on luxury.

Suitable For

Our large 4 bedroom, 4 bathroom Threshing Barn is great for groups and families. The ground floor living space and one of the bedrooms are all on one floor along with the downstairs wetroom. This makes this space fully accessible.

The 1 bedroom Hay Barn next door is fantastic for a couple and can be booked with the Threshing Barn for larger families or groups. It's a great space for grandparents. The large king-size bed is super comfy.

The fabulous Grain Barn has a real wow factor, with its high ceilings and open-plan spaces. The upstairs living accommodations makes the most of the incredible Norfolk sunsets and big skies. This 2 bedroom and 2 bathroom barn with stylish interiors is ideal for a family or two couples.

All our properties are child and dog friendly. The on-site games barn is great fun for families and groups.


Minutes from the sandy beaches of Winterton on sea as well as the Broads National Park.  Guests can enjoy a really varied holiday. You can choose beach days, seal spotting, great walks direct from the barns, boat trips, nature safaris, award-wining tourist attractions such as BeWilderwood, and fabulous food. Or a brilliant day at theseasidee in Great Yarmouth - with amusements, theme parks and circus.  There is something for everyone in this unspoiled corner of Norfolk. 

Food & Drink

I love to Ingham Swan for a fantastic and memorable meal. The Nelson's Head in Horsey is great for a pint. Or try the dog friendly pub in the local village, just 10 minutes on foot. The village also bosts a cafe, tea room and fish and chip shop

More that just a holiday home guests can experience our entire site which offers a games barn, meadow to play in or simply watch the sun set, chickens to feed and seasonal fruit and veg from our vet patch. Mill Farm Eco Barns is around 2.5 hours from London or 2 hours from Cambridge by car .

he nearest train stations are Acle and Great Yarmouth. From there you can get a bus to Winterton on sea or a taxi.
