An array of luxury, eco-conscious, self-catering accommodation, set on a working farm in the North Norfolk countryside

Head to Great Barn Farm to relax and unwind: located on a 1350-acre working farm, it's home to stunning accommodation set across a series of converted outbuildings. The sizeable estate sits in Gayton Thorpe, a tranquil part of Norfolk, yet just 20 minutes from the market town of King's Lynn. Picture gently rolling farmland and woodlands full of wildlife to explore. Owners Sarah and Julian have taken great care with the restoration, entrusting the work to award-winning architect Carl Turner. In fact, the project is still ongoing – they've added two Grade-II listed barns, which have been transformed into amazing places to stay. In general, Great Barn Farm is thoroughly eco-friendly, having been awarded the 'Green Tourism Gold Award' in 2025.

With five separate buildings, the site is capacious and inviting, and is a wonderful spot to spend time with family, friends, or as a couple. The Farmhouse has plenty of original features and sleeps 16 in six bedrooms – all with a private bathroom. It's full of spaces to get together, relax, eat and watch the fabulous Norfolk skies. There is also an amazing bespoke bunk room, which is perfect for children and adults alike. And outside, there's a capacious garden with a tennis court.

The Cattle Shed is a five-bed space, though the cows are long gone, and in their place, there's room for 10 guests. Imagine stripped wood, brick walls, polished concrete flooring, underfloor heating and splashes of colour here and there. The reality is even more impressive. Meanwhile, head outside to savour picture-postcard countryside outlooks from the garden or through the 14-metre, south-facing window.

Fancy a romantic break with your other half? The Tack Room is a calming one-bed sanctuary, with a modern kitchen decked out using reclaimed materials and sweeping views, plus a garden. The Piggery and Stables complete the picture: each with room for four people and full of rural charm, with original brick walls and wood-burners.

An added bonus? Each of the holiday homes has access to the indoor 12m x 6 metre pool, Jacuzzi spa and steam room. Swim a few lengths, watch as the kids splash about, or simply relax in the warmth of the 28.5 degrees Celsius water.

Once you have settled in, you can peruse the welcome app, and decide what to do with your day: with the North Sea coast within easy driving distance, there are activities aplenty, including sailing, exploring the unspoilt waterways of the Broads and checking out sandy beaches such as Heacham, Brancaster, or – slightly further afield – the fabulous stretch at Holkham. Culture fiends can get a fix at one of the stately homes, with Houghton Hall and Sandringham House just a quarter of an hour away. Back at the farm, there are numerous walks and cycle routes, including the Peddars Way, which runs across part of the farm. After a leisurely stroll, enjoy time back at Great Barn – these design-led and unusual spaces really are rather special.

Facilities

In total across the farm there are 5 barns, The Farmhouse, set in a huge private garden with its own tennis court, sleeping 16 in 6 rooms all with private bathroom. The Cattle Shed sleeping 10 in 5 rooms all en-suite, The Piggery sleeping 4 in 2 rooms one ensuite and one bathroom next to the bedroom, The Stables sleeping 4 in 2 rooms all ensuite and finally The Tack Room sleeping 2 in one bedroom. The barns all have their own private garden with outdoor seating and BBQs in the Summer and private parking area. There are smart TVs in the barns and fully equipped kitchens. We are suitable for remote working we have fast fibre broadband and plenty of plug sockets! The Farmhouse is usually only available for weekend stays. All other properties are available for short breaks and longer stays.

Suitable For

We are happy for families and friends to come and stay with us, we do ask that you are considerate to our neighbours, as we are in a village so loud parties are not really our thing. Come and stay with us for a relaxed get-together. Up to 2 dogs are allowed in both the Cattle Shed and Farmhouse, but not in our other barns.

The Dabbling Duck, in nearby Great Massingham is very popular with guests, as is Sculthorpe Mill near Fakenham.

Great Barn Farm is a series of converted barns all on a small site situated within our 1,350-acre arable farm. Our immediate area is a very beautiful and quiet part of Norfolk with gently rolling farmland, ancient woodlands and wildlife-filled fields and hedgerows.  Our aim has been to take what has always been a beautiful range of farm buildings and convert them sympathetically. From the outside, we want them to appear as unconverted as possible and on the inside provide very comfortable, fun, design-led and unusual spaces. We like to rent houses when we go on holiday and have tried to incorporate elements of properties that have inspired us.

Getting There

From London, take the M11, then the A11, turning north onto the A1065 at the Mildenhall roundabout. Follow this to Swaffham then head east on the A47 towards King’s Lynn. Just past Narborough turn right off the A47 onto the B1153. Travel through East Walton, up the hill, down the other side then turn right signposted Gayton Thorpe. Go all the way through Gayton Thorpe, past telephone box on your right, then another 5 houses on your left, and Great Barn Farm is around the corner on the left.


King's Lynn train station is 20/25 minutes away by taxi
