Situated just outside the North Devon town of Barnstaple in the village of Marwood, this two-bedroom barn conversion makes the most of its countryside setting, with gorgeous views over the the estuary to Hartland point and beyond. Beautifully – and extremely stylishly – converted, it's dog friendly and a very comfortable spot for a family holiday, with not only the beaches of north Devon within easy reach but the national park of Exmoor a short drive away too.

A light, bright property throughout, it has an open-plan living space that blends the features of the barn and its high, beamed ceiling with contemporary furnishings and modern floor-to-ceiling windows which make the most of the views. There's a large comfy sofa, a wood-burning stove and a Smart TV, and if the weather is playing ball you'll be glad to know that the doors fold back to reveal a large terrace and a hot tub – and the garden beyond, with a barbecue and tables and chairs.The kitchen is as slick and modern as the living room, with an electric oven and hob, a fridge/freezer, washing machine and dishwasher, while upstairs, there is a double bedroom with an en-suite shower room. There's also a second bedroom off the kitchen-diner, next to a family bathroom.

Finally there's the location, and its very special views, which really do make this a hard property to leave. With so much good stuff on your doorstep, though, that would be a pity. Barnstaple, with its famous Pannier Market, is just a 10-minute drive away, and Braunton not much further, with its legendary fish and chip shop and surf museum, while beyond there you're just a short drive away from the amazing dunes and beach of Braunton Burrows and Saunton Sands. So much to see nearby, then – yet you'll always be glad to return to bright and cosy Springfield Linney.
