Bristol Gardens is a spacious, stylish holiday home in Brighton offering self-catering stays for up to 10 people, just a few minutes’ walk from the beach. Its location in Kemptown puts it between the famous pier at the east end of the city and the coffee shops of Kemptown Village – both within walking distance. Its open-plan living space and four spacious bedrooms are light and airy, with a modern rustic appeal. It’s a pleasing aesthetic that somehow manages to match Brighton’s boho cool while also providing a calm space to relax away from the excitement of the city's bustling streets and seafront.

White walls, reclaimed timber and vintage furniture are paired with modern appliances to create accommodation that’s as stylish as it is functional. Add in painted floorboards, textured fabrics and excellent design and you have a slightly Scandinavian feel – nowhere more so than in the lounge, where a Danish log burner warms the place on cooler nights. This cosy space opens onto a kitchen that's very much the heart of the house – perfect for sociable cooking or drinks and nibbles before heading out for dinner. If you’re eating in, there’s a long dining table and another outside in the little courtyard garden.

Upstairs on the first floor, there are two double bedrooms and a room with three singles, along with a family bathroom. Another floor up and there’s a stylish master with an en-suite featuring a free-standing bath and separate shower. While this is undoubtedly the top spot, all the guest rooms are rather nice: uncluttered, well-lit and simply well-designed. There’s an additional snug on the ground floor with a sofa bed in case of any extras, bringing the total capacity up to 10 if you need it. It’s a house that’s big enough for a group of grown-up friends, but it works particularly well for a large family or perhaps two smaller ones who want to holiday together.

From the location near Brighton Marina, you can walk into the city centre along the two-mile-long promenade, or in the summer, jump aboard the Volks Railway from Black Rock Station. At the other end, you disembark at Brighton Aquarium, near the pier. From there, everything is a stroll away: the Pavilion and the independent shops of The Lanes, plus Brighton’s theatres, galleries, museums, famous nightlife and its many other attractions.

On the ground floor of Bristol Gardens you will find a beautiful kitchen with large oven and kitchen island, the ideal place for entertaining. Once here, you are guided through the sliding glass doors and into an impressive dining area, big enough to seat the whole group for a sit down meal. This space is shared with a cozy living area complete with a large corner sofa and a Danish woodburner to snuggle up to when it's a little chilly outside. To the front of the house is a desk area and sofa bedroom which is accessed via sliding doors for privacy for those sleeping downstairs. Just around the corner is a full bathroom with walk in shower for convenience.

Up the stairs and on the first floor are the first 3 of 4 bedrooms. Two double rooms can be found here, the smaller room is on the South side of the property with the other double bedroom on the North side looking over the rear back garden. Sandwiched in between is a beautiful twin room with three single beds, the perfect spot for kids to enjoy their slumber party! There is a full bathroom on this level with a large walk in shower and yellow highlights in the stylish bathroom decor.

On the second floor is the private master suite with velux windows for extra light. This beautiful loft bedroom has its own ensuite bathroom with a roll top double ended bath and a large walk in shower.

Suitable For

This property is a family friendly property and is not suitable for hen and stag parties. We have close neighbours and request that noise be at a minimum after 10pm.

Visitors and tourists enjoy the meandering through the North and South Laines to find numerous options for vegan cafes, eclectic bars, fancy restaurants and beautiful antique and jewellery shops. 

Food & Drink

 Brighton Beach is quite literally on your doorstep and is lovely at all times of year for blustery walks, sunbathing, drinks and dining alfresco and for ‘people-watching’ along the prom. Newly regenerated during 2019, there are several new bars, restaurants and clubs, and you can hire parasols, deckchairs and sun loungers for enjoying ice creams or fish & chips by the sea.

Fantastic stay

A fantastic stay - we loved the space and decor. The hosts were brilliant and were great with responding. Bathrooms and linen were exceptionally clean and well-kept. Kitchen fantastically stocked. Lounge space was quite small but ok if you have some people on chairs. I would definitely return to this house - we really loved it!
