A gloriously spacious cottage for two.

A gloriously spacious cottage for two, with a galleried open-plan layout occupying the top two floors of the converted barn. The kitchen has solid oak units and Welsh slate worktops. Sunlight floods into the vast living area through elegant oak windows overlooking the courtyard. There's a massive stone fireplace with its chimney breast towering up to the pitched ceiling of the sleeping gallery above. Exposed stone walls, oak beams, wood panelling and polished elm floor combine with the comfortable seating to create a warm and luxurious feel. The magnificent, slate tiled bathroom, off the living room, has a large deep bath and separate shower, while the upstairs sleeping area landing gives glorious views through a magnificent stone arched window over the pond and across the valley from a super-king sized bed. A second sleeping area with twin beds is accessed through the main bedroom, separated by heavy curtains.

Suitable For

The overall favorite spot for me is the view out of the archway in the courtyard, I never tire of it in any season. It is stunning and brings about  a sense self of calm as soon as you see the view.

My favorite bathroom has to be Walnut, it's so sumptuous with it's super deep bath and earth toned slate tiling. There's so much character to the room right down to the woman's figure you can see in the wood grain on one of the doors.

My favorite bedroom has to be in Chestnut. Internal wooden shutters on the bedroom windows and it's cavernous shape make for the most peaceful nights sleep. I wake when I'm ready to!

Beechnut is my favored cottage due to its unique Mediterranean character complete with Moroccan inspired walk in shower. It was also once my bedroom!

There are so many great spots on the farm that we provide picnic hampers for guests to take out and explore the 70 acres of private woodland and meadows on offer..


We're in the middle of nowhere yet on the edge of everything. Peaceful and idyllic, Heath Farm is ideally placed for exploring the beautiful villages and historic towns of The Cotswolds with plenty of cultural and leisure activities to be found in places such as Oxford and Stratford and the surrounding countryside. Conveniently located just over an hour's drive from either London or Birmingham.

There's something for everyone, from exploring stately homes and gardens including Blenheim Palace (less than 13 miles away), taking a visit to the numerous attractions and acivities nearby or just relaxing in your peaceful location. We provide a comprehensive list of activities, facilities and shopping destinations whilst on your stay with us.

Food & Drink

There's a wealth of great country pubs, most of which serve excellent food. There are also a number of restaurants in the nearby village of Deddington and local towns of Chipping Norton and Banbury.

One of our favorite watering holes is the nearby Falkland Arms pub located in the picture perfect village of Great Tew. There's a great downhill walk to it from an old lane off the B4031 road to Deddington near to the farm. There's also The Crown, this picturesque family run 17th Century freehouse is a real gem located in the charming Cotswold village of Church Enstone. Voted by the public ‘The Best Restaurant in The Cotswolds 2010 and 2011.

Our favorite restaurants are in the nearby town of Chipping Norton, Wild Thyme Restaurant offers exciting modern British food and relaxed friendly service. This is a special place to enjoy great food and wine with family and friends. There's also the Thai Shire, authentic Malaysian and Thai cuisine with a friendly family service.

Beautiful cottages - highly recommend.

We stayed at Heathfarm for a short family break and I can highly recommend these beautiful Cottages. Everything you need is on hand and attention to detail goes above and beyond. The surrounding area is wonderful to explore. The cottages are of a very high standard and Very well equipped. The Cleaning of the cottages is of an exceptional High standard. You can also relax outside in the beautiful courtyard and enjoy the peace and quiet. The location of the cottages makes for wonderful days out in the surrounding area. But equally the beautiful surroundings of the cottages makes for lovely walks that means you don’t have to leave the site to enjoy the tranquility of your stay. Small families can enjoy the games room which again is excellently equipped and the added availability of out door games is a great bonus. The owners should be very proud of there beautiful cottages. I can highly recommend a stay at Heathfarm you won’t be disappointed and will want to return!

Getting There

Leave the M40 at junction 11 and follow the A361 from Banbury towards Chipping Norton and Heath Farm is a turn-off to the right about halfway to Chipping Norton, shortly before the B4022 left-turn to Deddington. The nearest train stations are Banbury, 7 miles to the northeast, and Charlbury, 9 miles south.
