For many people a cottage in the Cotswolds represents the quintessential English rural idyll, and Heath Farm Cottages don’t disappoint. Breathtaking views of 70 acres of rolling countryside, meadows, a lake and woodlands teeming with wildlife are key to the experience; inside, honeyed Cotswold stone exposed walls, oak beams, terracotta or slate floors and large open fireplaces (logs provided) make for a cosy and welcoming stay.
The six cottages, each named after a type of nut (plenty of which grow in the grounds, including chestnuts, walnuts and hazelnuts) are extremely comfortable and well equipped with wi-fi, TV/DVD, DAB Roberts radio, modern kitchens and luxury bathrooms, and range from the top floor of what was formerly the barn (which sleeps up to four) to one and two-bed apartments, all facing a beautifully-kept paved courtyard. They all have open fires and fresh spring water on tap (no mains water!), and two have private hot tubs in their very own private garden (Walnut and Chestnut). Everything you need is provided, from towels and toilet rolls to plasters, cotton wool, salt and herbs, with starter amounts of sugar, tea and coffee. What is also truly remarkable is the attention to detail, with bespoke furniture made from the farm’s own trees by local craftsmen and iron fittings created by a local blacksmith.
Above all the location is perfect. Heath Farm used to be a 370-acre working farm but they diversified 25 years ago and sold most of their herd, though they do still keep a few sheep, chickens and pigs to keep the larder stocked. David and Nena Barbour and their family live in the adjoining house, and are happy to advise on where to visit (or where to find the best wild cherry plums or garden herbs if you fancy a bit of foraging).
There's loads to do on the farm, with lots of footpaths for country walks, plus fishing, cycling, golf, or maybe just a game of croquet (with Pimms, naturally) on the lawn. The property is also well-placed for the grandeur of Blenheim Palace, Batsford Arboretum and the picture-postcard villages of Stow-on-the-Wold or Bourton-on-the-Water – and kids will love a visit to the Cotswolds Wildlife Park, with its lions, meerkats and rhino. There are innumerable local watering holes that tick every box for pub grub and a cheery welcome, but serious beer drinkers will want to make a beeline for pretty nearby Hook Norton, with its famous brewery and museum, for a pint of ‘Hookie’. Whatever you expect from an English country cottage holiday – a touch of Ambridge, lively pub evenings, picnics in the woods, or just tranquillity – you’ll find it at Heath Farm. What's more, they've recently been awarded runner-up in the Best Self Catering award by Tourism South East, winner in the Oxfordshire Prestige Awards and Gold standard with Green Tourism.

Remote working - We provide upon request business facilities to help with remote working. These include lumbar supports for chairs, large monitor, keyboard & mouse, Laptop stand, A4 flipchart and extra desk lamps. These can be out in any of the cottages. We accept bookings of up to 56 days and offer a long stay discount. - For those planning a long break we offer 5% discount for stays between 14-28 days and 10% for stays between 28-56 days long.
Suitable For
The overall favorite spot for me is the view out of the archway in the courtyard, I never tire of it in any season. It is stunning and brings about a sense self of calm as soon as you see the view.
My favorite bathroom has to be Walnut, it's so sumptuous with it's super deep bath and earth toned slate tiling. There's so much character to the room right down to the woman's figure you can see in the wood grain on one of the doors.
My favorite bedroom has to be in Chestnut. Internal wooden shutters on the bedroom windows and it's cavernous shape make for the most peaceful nights sleep. I wake when I'm ready to!
Beechnut is my favored cottage due to its unique Mediterranean character complete with Moroccan inspired walk in shower. It was also once my bedroom!
There are so many great spots on the farm that we provide picnic hampers for guests to take out and explore the 70 acres of private woodland and meadows on offer.
Accessibility: The only cottage which is accessible by wheelchair is Chestnut cottage, it's the only step free entrance to one of our properties. As of September 2022, it will complete the accessibility criteria needed by Visit England/AA with a new bathroom with a walk in shower, grab rails, and other accessible features.

We're in the middle of nowhere yet on the edge of everything. Peaceful and idyllic, Heath Farm is ideally placed for exploring the beautiful villages and historic towns of The Cotswolds with plenty of cultural and leisure activities to be found in places such as Oxford and Stratford and the surrounding countryside. Conveniently located just over an hour's drive from either London or Birmingham.
There's something for everyone, from exploring stately homes and gardens including Blenheim Palace (less than 13 miles away), taking a visit to the numerous attractions and acivities nearby or just relaxing in your peaceful location. We provide a comprehensive list of activities, facilities and shopping destinations whilst on your stay with us.
Food & Drink
There's a wealth of great country pubs, most of which serve excellent food. There are also a number of restaurants in the nearby village of Deddington and local towns of Chipping Norton and Banbury.
One of our favorite watering holes is the nearby Falkland Arms pub located in the picture perfect village of Great Tew. There's a great downhill walk to it from an old lane off the B4031 road to Deddington near to the farm. There's also The Crown, this picturesque family run 17th Century freehouse is a real gem located in the charming Cotswold village of Church Enstone. Voted by the public ‘The Best Restaurant in The Cotswolds 2010 and 2011.
Our favorite restaurants are in the nearby town of Chipping Norton, Wild Thyme Restaurant offers exciting modern British food and relaxed friendly service. This is a special place to enjoy great food and wine with family and friends. There's also the Thai Shire, authentic Malaysian and Thai cuisine with a friendly family service.

Price range from £501 to £803 (high season) per week for the 2- person cottages; £799 to £1164 for the 2-4 person cottages. Short stay breaks available. Sorry, dogs are not allowed.

Furniture and fittings have been built by Cotswolds craftsmen using a wealth of natural materials including many English hardwoods, much of it from the farm’s own trees, and a local blacksmith was commissioned to create imaginative ironwork to enhance many of the doors, windows and the open fireplaces. Floors are slate, terracotta or hardwood Elm and soft furnishings are in natural materials.
The scent of lavender and sound of running water in summer, the crackle of logs by the fire in winter, lambs and daffodils in Spring and windfall & chestnuts to roast in Autumn, Heath Farm provides a haven you’ll love.

Getting There
Leave the M40 at junction 11 and follow the A361 from Banbury towards Chipping Norton and Heath Farm is a turn-off to the right about halfway to Chipping Norton, shortly before the B4022 left-turn to Deddington. The nearest train stations are Banbury, 7 miles to the northeast, and Charlbury, 9 miles south.
