Your own private estate - in a beautiful and unspoilt part of Norfolk

Situated in a gorgeous and relatively unknown part of Norfolk, this converted barn and stable is a gem of a place, a luxury holiday property that can accommodate up to 12 people in five-star comfort. Set on the Bodney Hall private estate, and approached by way of a tree-lined gravel driveway, it's also as peaceful and private as it gets, only two hours from London yet offering  stunning views both across its own grounds and the unsung countryside of the Norfolk Brecks. They also welcome dogs and provide beds for pampered pooches andwork with local caterers who can provide everything from ready-made meals to full tasting menus

The property has been superbly – and sensitively – restored, and fitted out to very high standards with high-end fixtures and fittings and underfloor heating powered by a ground-source heat pump. The barn itself is a magnificent space, with a vaulted and beamed oak ceiling above an open-plan living area furnished with comfy seating and Smart TVs, a rustic dining table that can seat 14 people, a brand-new state-of-the-art kitchen and  a wood-burner set into a massive stone chimney. It's a fantastic space for a gathering of family or friends.  There's also a games room with a full-size snooker table and dartboard, heated with another wood-burner.

Beyond the main space the property has six large bedrooms, each with an en-suite bathroom. Two (with super-king-size beds) are on the the same level as the main living area plus there's a twin room on the mezzanine floor, accessible via a spiral staircase. A separate converted stable block has three further bedrooms, one with a king-size bed, the other two with queen-size beds. The decor throughout is contemporary country in style, put together with flair and originality: some walls are left as the original bare brick and flint, others are covered with quirky modern wallpapers; some beds have individually designed headboards while others are contemporary four-posters; one room has a beautiful free-standing copper bathtub.  Wherever you sleep, and whatever you do, you will feel thoroughly spoilt.

Finally there's the location, which is basically a 40-acre estate in a beautiful part of Norfolk, with plenty to explore in every direction. You're midway between the small towns of Thetford and Swaffham, beyond which you can visit picturesque Castle Acre with its ruined  priory and castle. The river Wissey and the almost inexhaustible delights of Thetford Forest are a few minutes' away. Or you could just stay put and enjoy the estate, which you can stroll to your heart's content, enjoying the formal gardens and parkland and your own manor-born lifestyle for a while, even if it's only a few days.
