Contemporary home-from-home set among the glorious Norfolk countryside.

Situated just on the first bend in the road heading south out of the pretty seaside village of Winterton-on-Sea, Emma and Neil Punchard opened this beautiful barn conversion in the autumn of 2013, just six months after they moved into the cottage just behind. It's a beautiful place, not just because of the location, looking back across the fields towards West Somerton church and the farmland beyond and out over to the lighthouse and dunes of Winterton itself, but also because they have put so much effort into making this such a fabulous place to spend time.

As well as four large double/twin bedrooms –- two upstairs, two downstairs – there is a huge living area, with well-equipped kitchen, seating for 8–10 people around  a large wall-mounted TV and wood burner, and a separate dining area that leads out onto a large patio area with barbecue – on warm days a couple of dozen people or more could mill about here happily. Two of the bedrooms have en-suites, plus there's a family bathroom and a wheelchair-accessible wet room downstairs, as well as a handy utility room for muddy boots and coats. Outside, you can pet Emma and Neil's miniature shetland ponies, pick herbs and veg for your supper from their kitchen garden, hang out in the games barn playing ping pong or pool, or use the free bikes they have for guest use.

There's plenty to do nearby, with a footpath leading across the fields behind and the beach and dunes just a short walk away in the other direction, plus you're well placed for the Broads and lots of other places along the north Norfolk coast. The village has a rather good pub, too, the dog-friendly Fisherman's Return. When the weather is less clement, there are books and games, and free wifi is available throughout.

Finally, both Emma and Neil have a background in green issues and ecology, and accordingly they have made their place as low-impact and self-sufficient as they can, using recycled wood and other material in the conversion, installing low-energy lighting and composting everything that moves. A biomass boiler fed with wood pellets heats both houses, and a rainwater tank provides water to flush the loos and fill the washing machine, so not only can you relax in the lap of luxury, you can feel good about it too.

More that just a holiday home guests can experience our entire site which offers a games barn, meadow to play in or simply watch the sun set, chickens to feed and seasonal fruit and veg from our vet patch. There is also a fire pit for roasting marsh mellows.  Walkers will get a free walking guide to the local area and tailored advice on days out is easily accessible. 

Our favourite spot

Our large Eco barn is great for groups and families. The Hay Barn next door is fantastic for a couple of can be booked with the Eco Barn for larger families or groups. 

The local area

Minutes from the sandy beaches of Winterton on sea as well as the Broads National Park.  Guests can enjoy a really varied holiday. You can choose beach days, seal spotting, great walks direct from the barns, boat trip, nature safaris, award wining tourist attractions such as BeWilderwood and fabulous food. There is something for everyone in this unspoilt corner of Norfok. 

Best local places to eat and drink

I love to Ingham Swan for a fantastic and memorable meal. The Nelson's head in Horsey is great for a pint. Or try the dog friendly pub in the local village, just 10 minutes on foot (5 if you are quick). 

Why stay with us?

We are super Eco but don't compromise on luxury. We have a brilliant games barn (which would make a great venue for a yoga retreat) . Children can collect eggs and fresh fruit and veg from the guest allotment.

Price

The Eco Barn £785–£1500 a week, 3-night minimum stay. The Hay Barn £285–£495 a week, 2-night minimum stay.
